Electrical Testing and Periodic Inspection is essential to ensure that that the electrical installation within your property sufficiently meets the current 18th Edition Electrical Regulatory standards, whilst simultaneously providing a record of maintenance.
Regular interval inspections ensures that any potential risks are identified early, and preventative action can be taken to remove potentially catastrophic consequences such as excessive deterioration due to overload or even electrical fires .
Insurance companies can place an obligation on their clients to carry out periodic electrical inspection/testing on their insured premises. The insurance policy can become invalid without a current electrical certificate
Time intervals for regular electrical testing and electrical test certificate

10 years intervals for an owner-occupied home

5 years intervals for a rented home
Periodic inspection and testing certificates are also required if any of the following apply:

A property is being prepared for letting.

A property has a change of tenancy
-
A property is being sold or has a change of ownership.

From 1 June 2020 landlords must ensure electrical installation inspections and testing are carried out for all new and renewed tenancies in England.
All existing tenancies must be completed by 1st April 2021.
